small rent increase

we have agreed a small Rent increase for another year and I normally have a new tenancy agreement if the Rent changes but because the tenants paid for a professional inventory only a few months ago (because they got a dog)and they also signed a separate pet agreement and gave me a deposit for the dog (which was registered separately with my/deposits)I would prefer to leave everything in tact and instead mutually agree the increase by signing a separate letter to this effect. The tenants are expecting to stay for another year. If I did have a new tenancy agreement is there any thing that I could put in the agreement saying that the inventory carried out only a few months ago would still stay in place for the next tenancy.
What is the best way to proceed?
