Our new tenants have asked if they may hang a heavy mirror in the lounge. It will require drilling into a non-load-bearing wall. I want to be a considerate landlord but have 2 concerns:

  1. The weight of the mirror may cause damage
  2. Once they move out, the wall will need to be made good, which is tricky as it is wallpapered. This would be ok if they stay for a for years, but not if they move out after 6 months.

Can I legally require them

  1. to pay for any repair required if the weight damages the wall
  2. to make good and wallpaper the wall if they move out within 2 years of the tenancy start?

If anyone has any other suggestions I'd be grateful.
