I have just bought a property with sitting tenants and was advised by my solicitor that the tenancy agreement automatically transfers to me.
I have asked my tenants to give me contact details and to sign that my name replaces that of the previous landlord on the tenancy agreement.
Is this sufficient to enable me to use the Deposit Guard scheme (which requires that my name appear on the Tenancy agreement?

I have another tenant in another flat in the same house who has not responded to any attempts to contact him. Again I have inherited his Tenancy Agreement. Can I put his money in the Deposit scheme without his contact details and without him acknowledging me as the new landlord?
