We have very satisfactory tenants in our flat who are nearing the end of their first year with us. The tenancy is granted under the standard RLA format AST; therefore, when the anniversary date is reached the agreement can continue as a Statutory Periodic Tenancy. Both we and the tenants are happy with that situation but for various reasons we will be allowing a small reduction in the monthly rent as the rolling agreement continues and we wish to document this.

The Section 13 notice in the RLA document library refers to "new rent" even though it's called a "Section 13 Rent Increase Form" in the listing. Can it be used to document a rent decrease too? If not, what would be the solution? Are there any pitfalls we should look out for?
