How do I negotiate a lease extension

I own a flat in the West Midlands with 66 years left of a 100 year lease.
Clearly, at some point, I will need to negotiate with the flat management company either a lease extension or perhaps a new lease.
Could you advise me of the best way to achieve this goal and get a realistic figure.
How do you even decide what is a realistic figure? Surely the freeholders will just think of a number and double it, won't they?
