Issued a 6-month Assured Shorthold Tenancy Agreement from 12 May 2012. Since then it has progressed into a Shorthold Periodic Tenancy

Mistakenly issued a S21(1)(b) on 12 March 2014 end date 12 June 2014 to coerce Tenant to get her rent up to date as the Tenant was getting into bad ways paying rent late and in patches, continuously falling behind. This had the desired effect.

The Tenant has started to do the same again now and won't communicate, so I am getting fed up with the constant remeinders that I have to send to the Tenant.

Can I issue a section 21(4)(a) as I have already issued a S21 in the past and a Notice To Quit letter?

I realise S21 notices are changing as of the 1st October 2015
