Adjacent but separate from our house which is on the edge of a rural village we have a studio flat over a 3-bay garage. The current shorthold tenant is leaving after 3 harmonious years and we are refurbishing the property. When completed the accommodation will consist of a spacious first floor open-plan living room with a kitchen area and small toilet / cloakroom. Downstairs (converted from one bay of the garage) there will be a double bedroom with a shower room. The occupants have the use of a paved patio and a small balcony. Off-road parking is available.

Until now we have let this property on a shorthold tenancy agreement. It is registered separately for council tax. In the (hopefully distant) future we may wish to use this property to accommodate helpers / carers for myself and my wife (both in our 70s). It is therefore essential to us that we can regain possession when we need it and we are concerned about the proposed abolition of the Section 21 procedures.

What is the best arrangement for us to "let" this accommodation from now on? We are prepared to furnish it. Achieving maximum rent is not our top priority but the ability to re-possess is. Can we use some form of Lodgers' Agreement? Or should we consider a Monday-to-Friday arrangement?

We would appreciate your advice!
