Hi everyone.

My tenants have lived in my properties from 2+ years. During this period, there had been severe damage mainly caused by condensation (i.e. tenants really like to shut all windows). I also have dampproof companies' written report to prove that the problem comes from condensation. I paid specialists to install some ventilation systems and fixed the problem, but it was done last year. I have told the tenants in person that they will be responsible to the cost.

There were also many other damages that I had paid for the repair during in the last 18 months. Most are with receipts, but some aren't.

I just want to check if I should deduct those previous repair cost from the deposit. Can I deduct those without receipt/payment proof (e.g. cash payment to tradesmen).

Since the deduction is going to be higher than the deposit itself, I pretty much assume that the tenants will not agree next week when I check them out, and so we may end up using ADR to resolve the potential disagreement.

Any comments, advice or warnings?
