ONE OF OUR TENANTS IS BELIEVED TO HAVE VACATED THE PREMISES AND WE CANNOT GET THROUGH TO THE TENANT ON THE PHONE TO CONFIRM IF THE TENANT HAS VACATED THE PREMISES.OUR EMPLOYEE SAW A REMOVALS VAN ABOUT A WEEK AGO AND WAS INFORMED THAT THE TENANT IS MOVING OUT. THE TENANT HAS NOT RETURNED THE KEYS

WE HAVE SENT THE TENANT SEVERAL TEXT MESSAGES AND ALSO LEFT A NOTICE ON THE PREMISES INFORMING THE TENANT THAT WE BELEIVE THAT THE PROPERTY HAS BEEN VACATED AND THAT WE WILL BE CHANGING THE LOCKS AFTER 5 DAY FORMAL NOTICE TO TAKE POSSESION AT WHICH POINT THE TENANCY WILL BE IREEVOCABLY BE DETERMINED.

WHAT SHOULD WE DO TO PROTECT OUR LEGAL ENTITLEMENT TO REPOSSESS THE PROPERTY WITHOUT HAVING TO GO THROUGH THE NORMAL COURT PROCEEDINGS.
