We have recently checked out a tenant who had generally left the recently constructed property in a very good state. Unfortunately as they were moving out a heavy glass table crashed into a substantial wooden light oaked veneered door taking a chunk out of it right into the MDF beneath the veneer together with a 3 inch quite deep scratch. We have been advised that it will not be possible to make good the door without leaving a very obvious mark on it because of the lightness of the oak finish. We are anticipating that the tenant won't be happy with having to pay the landlord's cost to replace the door but appear to have no alternative. Are we entitled to call for the cost of replacement ? There is the normal fair wear and tear clause.
