5 Year Tenancy Agreement

Hi, I have a tenant who moved in to my property. The property was not in the best condition, however the tenant has fitted a new bathroom, kitchen and has put new flooring down in most rooms and decorated just about the whole house. Obviously this is great for me and she has paid her rent in full and on time every month.

She has now asked for a 5 year tenancy agreement, I would be happy to grant her this but I do not know where to find a legally binding agreement and would it present any issues for me?
