Our tenant has left the premises without giving notice and without paying his rent for October 2015. We have been informed by our neighbours that the premises is empty. The rent was due on 1st October. As we are out of the country travelling, we had two tenancy agreements signed, one for 6months and another for a further 12 months. We have a guarantor in place for both tenancy agreements as his credit check showed CCJ's.

We are writing to the guarantor by registered letter notifying them that the tenants have failed to pay the rent due on the 1st October.

Can you advise on whether we can move back into the property this month. We will be returning to the UK next week and would otherwise be renting a holiday property and incur this as a cost.

Any other advise would be welcomed.
