I'm looking at a bit of advice on filling out the ASTs

I have a HMO and each tenant requires an AST.

I currently have a builder who does all the footwork for me in regards to collecting rent, finding tenants, property maintenance etc, he is in effect the landlord and guarantees me a set amount of income per month.

To keep all the paperwork in order:

1. Do the tenants sign the AST with his details or mine as the owner?
2. Does the owner of the property does not have to be the landlord?
3. Do I need so sign some kind of lease on the property with my builder who is acting as the landlord.

I'm guessing it very similar a situation as going to a letting agent, where by the letting agent finds tenants & manages the property. In such an instance is there a contract signed between the agent and the owner?

Any advice would be greatly appreciated
