Hi All,

I have a tenant who is in the middle of a block of three cluster homes. My tenant has behaved very well and has made it clear to me that he wants to keep me happy so that he can stay in the property.

A woman has moved in next door, and this property is also a rental. By all accounts she has been a nuisance to my tenant as follows:

- She has opened the back gate of my tenants garden and let his dog out.
- She may well have kicked his dog though this remains unproven.
- She has parked in my property's allocated parking space.

An estate agent is managing the other property and they seem to be very supportive of their tenant.

The one piece of evidence I have is a photo of the womans car in my property's allocated parking space.

I would hope that she has a clause in her tenancy agreement preventing her from causing nuisance to neighbours, and she has certainly done that. However, I haven't heard her side of the story and I have no idea if my tenant is telling the truth, but these issues never arose until this woman moved in next door.

What powers do I have to sort this out?
