I've a tenant who's £900 rent is due on the 21st of each month. The last payment I received was on the 21st June. I have issued a Section 8 and a Court date has been set for the 11th November.

He's been a good tenant for 13 years without missing a payment. Unfortunately the tenant has lost their job and has applied for Universal Credit. He now tells me he can pay 1 months rent immediately.

I do have a lot of sympathy for the tenant and would rather he remain if he could pay the monthly rent and the rent arrears were repaid over a reasonable period of time.

At the date of the Court hearing he will be 4 months in arrears (5 months on November 21st). Should I accept this payment now or wait for the Court hearing. As I've said above, prior to his losing his job he was a model tenant and I feel I should try to give him a chance to get back on his feet.

Any advice would be very much appreciated.
