Hi.
I have a tenant who is always late with his rent, for various weird and wonderful reasons and still owes me most of August's rent. He advised me in August that due to being off work sick he hadn't been paid and had raised a claim with the housing benefits office to pay the money owed. He's continued to tell me that it will be in my account on certain dates, etc etc etc but it hasn't tuned up. I found out from the housing benefit office today that no claim exists. He also owes me October's rent which was due on 25th October, but continues to blame his bank for this. We have a short hold tenancy agreement which is up in April 2016, can I serve notice before that without having to pay any legal costs? If so please can you advise on the process?
