As a practitioner of the above testing I can advise that most properties I test fail in one area or another giving a low risk of contracting the disease.

The failure rate is far greater than that of say Pat testing, which is around 10 %
the failure rate for Legionnaires testing is as high as 80%

For your advice folks

Problems include dirty header tanks and plumbing equipment under and over heating of water supplies.

Of course adjusting boilers and plumbing equipment brings it's own rectification costs.
