Late gas safety certificate and eviction
I have a tenant (on periodic AST) who has 3 months' rent arrears. If he cannot pay after my next reminder, I will likely take action to take repossession. But I am wondering if I'm in trouble with the following issue:
The recent Gas safety check was done within 1 year of the previous check. All good. But the engineer only gave me the certificate 10 days after the safety check, which I passed it on to my tenant immediately. I just recalled something about the penalty and consequence of not giving tenants gas safety certificate within a certain time limit. Am I in trouble, if I want to evict tenants?
p.s. I gave him a certificate before he moved in 2+ years ago. But I'm not sure whether there is any time limit the subsequent certificates need to be passed on to tenants.
