At start of tenancy the tenant asked for possible changes inside the house and I agreed to discuss them on their own merit. He hasn't mentioned them since. I visited after 4 weeks to put in a CO monitor and whilst there noticed that two rooms had been painted a different colour. I didn't mention it then as I wasn't there to do an inspection.
I use the standard RLA AST agreement and decided I wanted to do an inspection after 3 months which he is objecting to and saying it is infringing his privacy. He has finally agreed reluctantly.
1. I know he has painted but not sure where the RLA tenancy says he can't. Can he do this as long as he returns it to as was at the end of the tenancy. Section C only refers to altering the outside?
2. I would normally inspect after 3 months then after 9 months unless there are issues that concern me. Is this reasonable?
3. I do not charge for inspections though some local agents do.
