I wonder if you could help me on a couple of queries i have. I work for a company that are looking to purchase a number of commercial properties that have apartments above them. They are all currently tenanted, some of the leases are coming up for renewal. The questions I have are as follows:
- When he completes the purchase of the properties do we issue the existing tenants with our leases or do I have to wait until their current lease expires?
- Are there any legal requirements to have a second fire escape route when a flat is above a commercial building?
- If we do not wish to renew a tenancy when they expire can I serve a section 21 on a lease that was started with the previous owner, and would that owner have had to give the tenant a copy of the EPC, gas cert, and how to rent guide before any notices could be served?
