My Tenant is becoming a bit of a nightmare and has mentioned a small leak with the taps in the bathroom. He has insisted I replace it which is fair enough but insists I must match it with the sink or replace the sink taps as well.

He is continuously asking me to repaint the ceiling due to mould and have replaced the extractor fan twice already as he insists it isn't his fault for the accumulation of black mould gathering.

The ceiling barely has any kind of mould patches but I'm dealing with a very fussy tenant.

What do I need to do as a landlord? Is mould and the constant repainting of the ceiling along with constant silicone sealing down to me or is this down to the tenant?
