I am a Landlord renting an unfurnished house to tenants. There is a fitted kitchen at the property and as part of that I have supplied a washing machine, dishwasher, cooker, oven, hob and fridge all of which are integrated. The washing machine has broken down, I have insurance to cover repairs in the event of a breakdown. The engineer is due to come tomorrow to fix it. I suspect there will be a delay in getting it working as the machine will need a new drum and this will need to be ordered. The machine has been out of action for 10 days so far. If it is out of action for more time can the tenants ask me for a reduction in rent? I know that if there was no heating they would have grounds but not sure if they can ask this if any appliances are out of action. Please advise. Thank you.
