I have a private tenant who has been in the house since early 2012 & has paid rent in full & on time every month until the middle of 2015, when for 5 months the rent (which was 700pcm) was paid at a rate of 7.00 in June, 70.00 July, 70.00 August, 70.00 Sept & 70.00 Oct, thereby leaving arrears of 3,213.00.
Unfortunately, these arrears didn't come to light until December (won't happen again), at which time I wrote to the guy detailing the shortfall & subsequently had a conversation with him. Usual story, family problems blah blah. Anyway, he promised to make inroads into clearing the debt but received nothing so far & no further forward.
Am I correct in thinking I now need to issue a Section 8 notice?
