I have two questions, if anyone can help. I am relatively new to being a landlord, having only had one tennancy for 6 months before the tennant moved out for somewhere bigger.

I found the previous tennant within days of advertising, however this time around it's been empty for five months, despite redecorating, reducing the price and even changing to a new agent. I cannot think what else I can do to improve it - could you suggest anything?

Secondly, I have heard of local council associations in various parts of the country which take on private property completely for a period of time, to rent to council tennants. Does anyone have any experience of these schemes and would you recommend it?
