I have a tenant who is on periodic tenancy and is more than two months arrears.

Should I show reasonable efforts to contact him. I would like to access and inspect the property. I think the tenant may have been arrested and extradited to one of the countries in the EU. He has already warned me this may happen.

I have been to the property, no answer. In night time - no activity in property i.e. no lights, curtains open etc. I also note some windows slightly open, one of which is wide open.

I know the key lock is not the one I installed and I don't have the keys for that. I have tried every effort to contact the tenant, via his friends etc and emailed him with no response.

If I give 24 hours notice to gain access, and knowing I don't have the right keys, am I allowed to use a ladder and go through the open windows? (do it say anywhere that access have to be via door?)

Is this the best step to take first before starting on the section 8?
