5 years of totally useless Landlord Licences for HMO's ending this month[ 2011-2016].
One of the licenced properties is rented by two co-habitee's, so now falls outside the HMO licencing criteria for 'two or more households'.
Question now is.... are there unforeseen implications in NOT re-newing this Licence & instead Licencing this property in say 2/3 years when the two cohabitees leave & the house reverts back to 3 persons sharing, so then is a HMO [3 households] needing a Licence?

Anyone with a similar experience, or is this a question for the LA?

BTW, I've not been contacted about re-newing my Landlord Licences which expired on 1st Jan 2016.No info on LA web-site on renewal of Licences, cost of same, what evidence is required, etc.
