My tenant has a 12 month fixed term tenancy which started 1 May 2015. I may wish to sell the flat in the next few months so I was not going to grant a new tenancy when the fixed term expires on 30 April 2016 but would let the tenant stay on a monthly periodic tenancy. What are the rules for giving a s21 notice in these circumstances. Can I still just give them 2 months notice, as this was an original tenancy which commenced before 1 October 2015? Or do the new rules of 4 months apply?
