A tenant wants to put his girlfiend on the tenancy agreement. So I am preparing to issue a new ast and I have noticed that the epc from 2013 when I bought the house is rated G. Yes the very bottom category. That was before major refurb. I am confident it will be at least D now. In fact this was the house featured in Homes under the Hammer in which I show off the insulated plasterboard on the front and back walls (My children still tease me about saying "A warm tenant is a happy tenant").

How can I get a an EPC for free with a working tenant? I have got most of them for free by getting extra insulation under ECO scheme. But I think the tenant has to be poor. I am assuming that I do need to get a new one with a higher rating.

Any tips?
