I have a leasehold flat in Bexhill which is managed by a company who shall, for now, remain nameless. The service I get from this company is quite shoddy. They asked me to send them some keys for the communal front door as they didn't have any to send to a surveyor. I offered to help them out and sent the keys by recorded delivery on 21 October. Since then they have not returned the keys and the individual concerned has not replied to my email, dated 2 January. I have written to the company today through their website "contact us" function, stating that if I do not hear from them by the end of office hours on Tuesday, I will instruct a tradesman to change the locks, and bill them for all expenses, including my time, to be deducted from their service charges.

While I do not want to name and shame quite yet, I would be happy to hear any comments from RLA or its members who may have had a similar experience.

On a separate point, what is the situation regarding service charges and increases? Can management companies put them up by how much they want? I presume they have to be able to show reasons why they have gone up and that they should be reasonable increase?
