We normally serve Section 21 at start of tenancies. This was not done on one tenancy. We (the landlords) signed both copies of the Section 21, but the tenant did not get to sign (papers got hidden in within contract in error - we have only now realised when sending the Terms and Conditions after a six month period). We have recently sent two extra copies of Section 21 signed by us, but have heard nothing back from the tenant - therefore have no proof it has been served. Tenant is now expecting a child and has the father staying some nights due to difficult pregnancy. He is not on the tenancy agreement and we do not encourage children in this property. The tenancy ends in September. We fear there may be difficulty if the father decided to stay on if she moves out. Can we serve a Section 21 now giving her two months notice? Many thanks in anticipation of your thoughts.
