Hi, I had a tenant in one of my properties, he was quite problematic and was never off the phone for one reason or another, he emailed me a couple of weeks ago to say he no longer wished to stay at property and wanted out of his tenancy early, i agreed to this as just wanted him out to be honest, he had just paid a months rent so I arranged property checkout for key handover on the 19th December as he was paid up till then. I haven't heard form him since this was agreed but he contacted the letting agents who put him in and advised he was leaving an would had the keys in that week, because of this letting agents set up viewing etc... the tenant was aware of this and didnt hand keys in as agreed so viewings had to be cancelled, he then rang letting agency again to say he would be handing keys in on Friday, he did hand them in this time and agents rang me to advise they were in possession of them, I went to property which was filthy they was rubbish and a couple of beds left in the property along with used tampons in the kitchen!!!. I had arranged people to go to property today to clear and get ready to re let. I went back along to property yesterday to check on it and tenant has let himself back into the property (he must still have a set of keys) the beds have been taken but still full of rubbish and he's left tradesman tools all around the house, not sure what he intends to do with them. Where do I stand since he is paid up till 19th, my impression is if he had surrendered the keys that was end of tenancy can i stop him form entering my property ?
