I have two long term (4 years each) tenants in an unlicensed HMO, both still on the same AST they originally signed up with. Both are very good tenants; pay on time, seem set to stay longer etc.
I now wish to increase their rents for the first time. I am proposing to do this by letter only and am fairly confident that both will simply pay the slightly higher amount from now on.
What are the risks involved in not getting them to sign a new AST with the higher rent or signing some form of acceptance of the new rent? Is payment of the new rent an acceptance?
