Hi,

I'm a new landlady, need to set up a new tenancy agreement in Wales. I'm slightly confused around fixed term and AST (can't find a fixed term on RLA website) Please can somebody advice as a new tenant should i go fixed term 6 months with section 21 break clause or AST?

I would also like some advice on how to carry out credit check?

As i understand there is not a legal requirement in Wales for fire Alarms (I do have these in some of my properties - but one that is being managed by an agent does not have any - Agent said 'it's not a legal requirement in Wales??)
