I have a leak in my flat that is a freeholder problem.
I would like to know where I stand with regards to tenants rent payments.
My tenant cannot live in the bedroom because the water is dripping in this room. They are currently living in the lounge sleeping on the sofa bed.
They are now asking to stop paying rent until this is fixed.
The leak has been ongoing since June and they have kept me fully informed me of the situation.
I have tried to sort out the issue with the freeholder but it has taken a long time and it still hasn't been fixed. The tenant has been paying rent up until now but with the worsening of the problem, am I obliged to offer them a reduced rent and where do I stand if they refuse to pay rent?
