Hi, the tenant just rang up to say the fridge/freezer is making banging sounds and can we send someone out to look at it. The tenancy started in 2013 - and this was a FF that was there when my mother lived there.
We have looked at the tenancy agreement and we don't think we are liable for the repair - this is the relevant phrase

"The landlord agrees to fulfil his repairing obligations contained within Section 11 of the Landlord and Tenant Act 1985.
These are quoted below:
11 (a) to keep in repair the structure and exterior of the dwelling-house (including drains,gutters and external pipes);
(b) to keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity and for sanitation (including basins, sinks, baths and sanitary convenieces), but not other fixtures, fittings and appliances for making use of the supply of water, gas or electricity); and
(c) to keep in repair and proper working order the installations in the dwelling-house for space heatinh and heating water.

It seems pretty clear to me that a boiler -is our responsibility (and has been replaced last year) , but a fridge/freezer/washing machine/tumble drier not - even if they were in the property at the start of the tenancy.
