Hi, there.
How do you approach the tenant/s when the current fixed AST contract is about to expire, how well in advance and how exactly do you "offer" the tenant/s a new fixed term AST to ensure they accept it? Do you communicate in writing/e-mails or give them a call or arrange a visit to discuss, or do you just send the new contract to be signed and returned?
What happens if they say- NO, do you let them stay on a rolling basis, or ...?

Any suggestions/tips/ recommendations from more experienced landlords would be greatly appreciated?
