I am landlord of a first floor maisonette. I am not the freeholder.
The external electricity supply to the property was cut off yesterday afternoon by the electrician as it is unsafe – I gather the Vulcanised India Rubber rising main from the ground floor meter connection to our first floor meter connection is perishing and electrical shorts are occurring. This means the maisonette is currently uninhabitable, as it has no heating or lighting.
My managing agent says the engineer specifically told him that this is rare but not unusual, the board are responsible for the power to the ground floor flat, the freeholder is responsible for the main to our meter and we are responsible after that. From this it seemed that the freeholder is responsible for the repair. But the agent for the freeholder says not so: all repairs are down to us.
What should we do about the repair?
