Hello, tenant has moved out and left the property in an awful state. The cost to put it right is over the deposit amount. She disputes the whole amount and said she would raise a dispute with Deposit Guard. That was 4 days ago, as yet we have heard nothing. Do we wait for her to contact them? Or if she dose nothing can we take her to court over the amount above the deposit?
Also, we have a no pets policy and when she moved in she said she had no pets. This was a lie as we have proof from neighbours that she moved in with a dog and the amount of dog mess in the garden proves she had a dog. Also when we did the 6 month house check we asked her then if she had a dog as we could smell dogs in the house, but couldn't see any evidence just the smell. Will this help us in our bid to get money back from the state of the house and garden? Many thanks.
