Hi , I now don't wish to issue new contracts to any of my tenants and I think it's time to renew the rents. My current tenancy contract doesn't include any clause for rent review so I understand that it could be done via new contract or section 13 only , I defo don't want to issue new contracts , and if I send section 13 notice and if any tenant wants to challenge that , in that case can I send them section 21 notice or it would be class as retaliation eviction ?

For some tenants , I may consider another 6 months but this time I want to add rent review clause , is it 3 to 4 % increase sounds ok every year ? Can anybody give me wordings for rent review please ?
