I have a tenant that signed a short term agreement (RLA doc 2011)on Novemeber 26th 2011 and we agreed for 12 months. Section A No2 of the doc. The tenant now wishes to leave after only six months with only one months notice. Can I still hold them to the agreed 12 months? I would not have let the property to them for 6 months in the first place as I needed at least 12 months stablity in tenancy.
They have no complaints at all and are happy with the way they have been treated by me the Landlord however things have now changed for them and they need a 6 bed house and not the large four bed apartment they signed for in November 2011.
This seem very unfair to me as i will now have to re-advertise (more cost again) etc. I will loose rental income if I can not find a tenant that will take over as they leave and this never happens often a vacent period during change over.I have the full deposit they paid protected with the DPS so no problems with that.
