Tennants in one of our houses had a baby last month. They are due to vacate at the end of Feb, they were going to stay longer but have brought forward their plans to emigrate. All the rooms are fairly neutrally decorated (or were!) Although we were aware that they intended using the smallest bedroom as a nursery (it is next to the master bedroom) we have just found that they have actually decorated it as a nursery. We live in an identical house and use the same room as an office/study, so we had intended it to stay neutral so that the next tennants could use it as they wish. We used to use a different AST that said decoration could only be changed with our agreement but the RLA one doesn't say anything about it. I am aware that the colour etc of the wallpaper doesn't actually stop you using it for whatever purpose you want but can we take the cost of returning it to neutral decoration out of the deposit?
