We have recently purchased a student let with joint student tenants. Whilst 2 of the three students have paid on time, the third student has yet to make a payment. This tenant has text us once stating she is aware of the arrears and would start paying at a certain date. This date has been and gone and she is now not responding to our e mails. We do have an agent which we inherited with the property and although they seem proactive by corresponding with the tenant, they don't seem to be pursuing any other route. Could you advise what to do here; At what point are guarantors involved? Do we need to put something in writing to the tenant who has the arrears or all three tenants as I'm told by the agents will possibly lose their deposit if the third tenant does not pay. This sum (the deposit) would not cover the arrears. Please advise. Thank you
