I rent property to tenant on housing benefit, the council viewed flat yesterday and said following need looking at now that tenants has a 6 month old baby:
1) There are 2 windows in the 3rd floor flat, one has restrictor on it but other doesn't. They want restrictor put on other, saying I'm liable if anyone falls out window. What about means of escape?
2) Main ceiling light not working as rose broken. When they moved in year ago the place had all electrics checked etc... so tenant has obviously broken it somehow. Who is liable for the repair?
3) Glass on front of oven door broken/coming off. Obvious damage by tenant, who is liable?
4) Damp around windows. Tenant never opens window and never had problem before. They dry all their clothes in there and when I checked while ago, the flat was like a sauna. What should I do? Supply dehumidifier?
