I have two tenants that has been extremely difficult: both sort through the same local letting agent. Huge arrears and were subletting claiming the property belongs to herself. Claiming housing benefits with none payments either of council bills and utility.Section 8 served and it took almost a year to get her out the property. She would not even let agent in property nor landlords etc etc.

Second tenant from the first three months make any excuses possible to avoid paying her rent. Ignored section 21 she requested eventually left owing a large amount in arrears and no forwarding address. She let the flat for 18 months with tenancy agreement she signed using our names with a fictitious address. There were several letters to this address including voting card from local council. None payment of council tax and utility bills.

Are there anything RLA Can help with to stop this plague. We have to pay our mortgages and other bills regardless. If we are unable to pay our bills we would be bankrupt through no faults of our own. Should there not be some laws in place to help to prevent this legal onslaught on landlords. What about our human rights?

Appears Judges are fully aware and the county courts are dragging their heels and helping this fraud to manifest into extreme and serious difficulties for landlords!
