Hi,

I'm a bit puzzled by this. I'm looking at purchasing a house which is currently a licensed HMO, but according to the agent selling it, it doesn't have planning permission for this use. (It's been used as an HMO for 20 years). The agent tells me the council won't grant permission for it to be converted back to a family house. Presumably the council's view is that it is de facto an HMO. But as far as I can tell from a bit of online research, converting an HMO back to a family house is a permitted development, and no permission would be required. The agent can't explain it: he just says that the vendor has been told it can't be converted back to a family house. Can anyone shed any light on this?
