have any of you ever purchased a piece of land attached to your garden?

I have several acres of land already, however, some 16 acre field to the rear of my garden is available to me at 90K an acre (way to much, and valued based on the Estates view if somebody wish to buy a small piece to extend their garden).

I've met with the Estate officer from the Land Agent that managed this for the owner (Royalty).

He sees my point that I do not need anymore land and that the only reason for us being in dialogue is for me to be able to own some of the land to solve a huge drainage issue that comes from their land.

However, he has asked me to put forward what I think I would want of the land before offering the Estates view on a % discount because I'm only buying it to solve an issue.

The land is land locked, just for the record.

Thoughts?
