Replacing a broken gas fire with electric

Hi

We have just one property rented out and the gas safety inspection this year uncovered that the gas fire heat exchanger has rusted through, so it has been disconnected and tenant has signed not to use it etc. The house has full central heating, this gas fire was really a backup and rarely used since my mum died (which is why we rented the place out)

Now, before I suggest this via the agent, is there any reason I would have to replace like for like? I would rather replace it with an electric fire. As the tenant complained the house gets too hot (!) I very much doubt they have even used it, but what are my options here?
