Hello,
I had tenants who did not pay rent for 4 months. It is around 5,000. Probably they will never pay it back.
I did possesion and money claim. We went to the court and they agreed to move out.

They moved out and I changed the locks. They left some furniture in the house. After few days they asked when they can take it back.
There is my question.. Can I keep the furniture and say it will be deduct from their arrears?
What the law says about it?

Thank you in advance for any help as I am new young landlord...
