I have a property which reached the 6 month break point. The tenants were due to leave due to splitting up. He left, she and her children remain. Rent is 6 weeks in arrears, she has no income and is not eligible for benefits (though may appeal this). My letting agency is chasing daily for the rent, but I suspect it will not be paid. The possession notice is being served today to give 2 months notice. Please can you advise the options available, timescale and rough order of costs. I understand that after the 2 months we can use the county court process to evict, but that could be accelerated by going to the high court. Does this also require 2 months notice ? I presume the benefit is that the property is vacated sooner, but offset against the additional costs of this process. Any advice gratefully received.
