Hi, a tenant is going into care and has guarantors and previously relatives living with them on a part time basis. The relatives / guarantor wish to cancel the 12 tenancy agreement which has 6 months left to run, there is not break clause in the agreement to say if tenant goes into care it can be cancelled. I have agreed to market and when I find another tenant terminate the contract but I want the rent paid until I do - can the tenant/guarantor cancel the agreement and refuse to pay the rent because the tenant has gone into care? thank you for your help
